Why Water Wins If You Let It
Brick and mortar are porous by design. Every time it rains, a little water soaks into the stack. In dry climates this isn't a problem. In the Pacific Northwest, that soaked brick freezes hundreds of times every winter.
Each freeze expands the water by about 9%, pushing outward on the brick from the inside. That's what causes spalling, where the face of the brick pops clean off. Once spalling starts, the rate of damage accelerates because there's more exposed surface absorbing more water.
The fix is simple and cheap if it's caught early: seal the crown, waterproof the brick, and make sure the flashing is tight. Caught late, the same chimney needs a partial or full rebuild that can run into five figures.

The Parts That Fail First

- The concrete slab on top of the chimney. Cracks here are the single most common cause of water intrusion.
- Chimney Cap
- Metal cover over the flue. Keeps out rain, snow, embers, and animals. Should be stainless steel, not galvanized.

What We Use and Why
A chimney repair is only as good as the materials underneath. We use Type N or Type S mortar blends depending on exposure, siloxane-based waterproofing rated for 10 years, and stainless steel caps that will outlive the rest of the chimney.
Cheap patches fail inside a year or two, and we see them all the time on chimneys we're called to re-repair. Doing it right once is always less expensive than doing it twice.

Waterproofing Is the Repair Everyone Should Get
If your chimney is still in good structural shape, waterproofing is the single best preventive repair you can make. A properly applied vapor-permeable siloxane sealer blocks more than 95% of water absorption while still letting the brick breathe out trapped moisture.
Unlike film-forming 'sealers' from the hardware store, the right products don't change the look of the brick and don't trap water behind them, which would actually accelerate spalling.

Tuckpointing is grinding out failing mortar joints and re-packing them with fresh, weather-rated mortar. If your joints are washed out, recessed, or crumbling, tuckpointing is the fix. Done properly it extends a chimney's life by 25+ years and is always cheaper than a rebuild.
Can you repair my chimney crown, or does it need a full replacement?
It depends on how far gone it is. Hairline cracks can be sealed with a flexible crown coat. A crown with deep cracks, missing corners, or no overhang usually needs to be demolished and re-poured with a proper drip edge. We show you photos of both options and let you decide.
How long does chimney waterproofing last?
A properly applied vapor-permeable siloxane sealer protects the masonry for 7 to 10 years. We recommend re-applying every decade, or sooner on chimneys with heavy sun exposure. Film-forming hardware-store sealers fail within 1 to 2 years and can make damage worse.
Do I need new flashing if my chimney leaks?
Most of the time, yes. Old tar patches and rusted galvanized step flashing are the usual culprits when a chimney leaks into the ceiling below. We replace failed flashing with new Black or Brown Flashing (or copper on request), counter-flashed into cut mortar joints for a permanent seal.
How long does a chimney repair project take?
Most waterproofing and crown repairs finish in a single day. Tuckpointing and flashing projects typically take 1 to 3 days. Partial rebuilds run 2 to 4 days, and full rebuilds from the roofline up can take up to a week depending on weather and scope.
Will you match the existing brick and mortar on a rebuild?
Yes. Color-matching brick and mortar is part of every rebuild we quote. For older homes where the original brick is no longer manufactured, we source the closest modern match and tint the mortar to blend with the remaining stack.
Is chimney repair covered by homeowners insurance?
Sudden damage like a lightning strike, a falling tree, or earthquake damage is usually covered. Gradual deterioration from age and water intrusion generally is not. We provide written reports with photos that your insurance adjuster can use to evaluate a claim.
